Marketing for Real Estate Agents and Developers in Cyprus

Agents and developers face different rules, different buyers and different platforms. Start by working out which one you are, then build around the buyers you actually get.

Short answer

Under Article 23 of the Real Estate Agents Law 71(I)/2010, a licensed Cyprus agent must show the words licensed real estate agent plus their registration and licence numbers in any advertisement. Use portals for reach, a multilingual website for trust and enquiries, and Google Maps for your office. Developers have a narrower exception, for property built under an antiparochi contract.

Are you an agent or a developer?

The first question decides which rules apply to you. The table compares the points in the law that affect marketing.

Point Licensed agent Developer selling its own units
Registration Must be on the agents' register and hold a valid annual licence to act as an agent Article 33(2)(a) says a land and construction developer advertising property built under an antiparochi contract (a land-for-building exchange) with the registered owner is not practising as an agent. Other structures may fall outside it, so get legal advice before you rely on it.
Words in ads "Licensed real estate agent" plus registration number and licence number in any document or advertisement (Article 23) Article 23 names licensed agents only. Article 33(1)(d) and (e) restrict advertising by anyone who is not a registered agent, subject to the Article 33(2) exceptions, so ask your lawyer which applies
Office Must keep an office with the name, the words "licensed real estate agent" and the registration number displayed (Article 24) Not covered in the text we read
False descriptions A false or inaccurate description of yourself, your registered name or your qualifications is an offence (Article 26) Not covered in the text we read

We read the English consolidated text of Law 71(I)/2010, amended to 2017, published by the Cyprus government's Business in Cyprus site, and the Greek consolidation on CyLaw for Article 33. The law may have been amended since, and we read nothing about consumer-protection rules for the claims a developer makes. Have a Cyprus lawyer review your sales copy and your structure before you publish.

What an agent's website and ads must carry

Treat the licence wording as part of your brand template, not an afterthought. Put the phrase "licensed real estate agent", the registration number and the licence number on:

  • the website header or footer on every page, and on each listing page
  • PDF brochures and email signatures
  • paid ads and social posts, since Article 23 covers any advertisement. If a format is too small for the wording, ask your lawyer how to comply
  • any trade name, which should match the name in the register, since Article 26 treats a different name as a false description

A buyer abroad cannot walk past your office and read the sign, so the website has to do that job. Showing the numbers clearly also helps a careful buyer check you against the register before sending a deposit.

Which platform is best for real estate marketing?

There is no single answer, because each platform does a different job. This table sets out what each one is for.

Platform Best for Limit Use it when
Local property portals Volume of enquiries from people already searching Your listing sits next to every rival's, and the portal owns the audience You have stock to move now
Overseas portals aimed at foreign buyers Reaching buyers who have not yet decided on a town Slower to pay back, and enquiries may need long follow-up You target a specific foreign market
Your own multilingual website Trust, direct enquiries, an audience you keep Takes months to rank You want lower cost per enquiry over time
Google Business Profile and Maps People looking for an agent or developer office nearby Only helps if a real office exists and can be verified You want walk-ins and local calls
Paid social ads Off-plan projects and new launches Needs a landing page and quick follow-up You have a launch with a date
WhatsApp and email follow-up Turning a cold enquiry into a viewing Needs a person or a good workflow Always, as the last step of every channel

Each Cyprus portal publishes its own audience claims, and we found no independent comparison we would rely on. Test your own market. List comparable properties on two portals for a month, record where each enquiry came from, and then decide where to spend. Our guide to automating lead follow-up covers the last row.

Foreign buyers: languages, currency and the lawyer question

Foreign buyers make three requests of a website: a language they read, a price they understand and an answer to "how does buying here work?" Meet them in that order.

  • Language. Write English first. Add Greek for Cyprus-based buyers and other languages only where your enquiry records show demand. Google recommends a separate URL for each language version, linked with hreflang. Our hreflang guide shows how.
  • Currency. Show euro prices. If you add an approximate sterling or dollar figure, label it as indicative and date it.
  • The purchase process. Write a plain guide to the steps from reservation to title deeds, and have a Cyprus lawyer review it. Under Cap. 109, a buyer who is not an EU or EEA citizen needs prior permission from the Council of Ministers, and plots above two skalas face further conditions. Have a Cyprus lawyer confirm how this is applied today, and do not state limits on a listing page. Link to your lawyer's guidance and show the date it was last reviewed.
  • Speed. A buyer in another time zone who gets an answer in three hours will usually think better of you than one who waits three days.

Do not just copy portal listings

If your site shows the same photos and description as a portal, Google may treat the pages as duplicates and show only the version it judges best. Google says it picks a canonical page from its own signals when you do not give one. You cannot guarantee that it picks yours. Add what a portal cannot: your own viewing notes, the building's service charges and age, a floor plan, distances to the sea, schools and the main road, and photos taken for the page.

The SEO for real estate agents guide covers listing structure and expired properties.

What a developer's project page needs

A developer's site sells a plan, so the page needs to answer the questions of a buyer who cannot see the building yet.

  • A unit table with current status, size, floor, orientation and price in euros. Remove sold units quickly, because a stale "available" unit wastes enquiries.
  • A map pin and a description of the neighbourhood.
  • Dated construction updates with photos, kept up to date.
  • The permit and title status, written by your lawyer.
  • Payment-plan terms in plain language.
  • No promises of rental yield or price growth. If you show a projection, label it illustrative and name the source.

A 30-day starting plan

  1. Add the licence wording to every template and brochure.
  2. Claim and verify the Google profile for each real office, following the Cyprus guide to Google Maps.
  3. Write the English buyer-process page and have a lawyer review it.
  4. Start tracking the source of every enquiry in one sheet.
  5. Rewrite your ten best listings with details a portal does not hold.

Frequently asked questions

Which platform is best for real estate marketing?

It depends on the job. Portals give you volume today, your own website gives you trust and an audience you keep, and Google Maps brings people searching for an agent. Most Cyprus agents need all three, in that order of urgency.

Do Cyprus estate agents have to show a licence number in their ads?

The Real Estate Agents Law, in the version we read, requires a licensed agent to state the words "licensed real estate agent" with the registration number and licence number in any document or advertisement used in practice.

Can a developer advertise units without being a registered agent?

Article 33(2)(a) says a land and construction developer advertising property built under an antiparochi contract (a land-for-building exchange) with the registered owner is not practising as an agent. Other structures may fall outside it, so get legal advice before you rely on it.

How should I market Cyprus property to foreign buyers?

Publish clear English pages first, add other languages where your enquiries justify them, show prices in euros, answer the purchase-process questions in plain terms, and reply quickly on WhatsApp or email across time zones.
