How to Use AI for Lead Generation

AI speeds up the dull parts of finding and qualifying leads. It does not create demand, and some popular tactics break platform rules or the law.

Short answer

AI helps with the dull steps of lead generation: building prospect lists, researching companies, scoring enquiries and drafting messages. It does not create demand. At an illustrative 1% reply rate on 500 emails, a EUR 300 monthly cost buys about two meetings, roughly EUR 150 each, so audience quality matters more than the tool.

Where does AI actually help in lead generation?

AI helps at the research and drafting steps and does little at the steps where someone has to want your product. Think of lead generation as six stages and put AI only where it saves hours without risking your reputation.

Stage What AI can do What a person must do Rule to watch
Attract Draft outlines and first versions of pages Add real experience, check facts, publish Pages that add nothing new rarely earn visibility
Capture Chat on your site that asks qualifying questions Write the questions, review the transcripts Disclose it is an AI, GDPR notice
Find Build and clean lists of companies that fit Decide who fits and remove the wrong ones Consent rules and platform terms
Qualify Score and sort enquiries by your criteria Set the criteria, review borderline cases Do not auto-reject people unreviewed
Reach Draft a first message from your notes Edit, personalize and send Consent for email and SMS
Respond Acknowledge and schedule follow-ups Take over when they reply Stop on reply or opt-out

The honest summary is that AI makes the middle of the funnel cheaper and leaves the top where it was. If nobody knows who you are, a faster list builder produces faster rejection.

Three catch people out most often, and each can end an account or draw a complaint. This is general information, not legal advice.

  • LinkedIn. Its help page on prohibited software says it does not allow third-party tools that scrape data or automate activity, including bots and browser extensions, and warns that accounts may be restricted or shut down. Many AI outreach products depend on exactly this. Check how a tool gets its data and acts on your account before you connect it.
  • Cold email and SMS. A Cyprus guide from Chambers and Co says marketing by email or SMS generally requires prior consent, that legitimate interest is not a valid basis for unsolicited electronic marketing, and that the exception for existing customers does not extend to prospecting. Rules differ for messages to companies and to private individuals, and for business-to-business contact in other countries, so take advice before you run a cold campaign. The guide cites Law 112(I)/2004 for Cyprus. Section 106 of Law 112(I)/2004 applies its consent rule to subscribers who are natural persons, and a separate 2005 order covers companies, so ask a Cyprus lawyer which rule fits a business address.
  • WhatsApp. Meta's Business Messaging Policy allows you to contact only people who gave you their number and opted in. Buying a list of numbers and messaging it breaks that rule, whatever the tool says.

A worked example: what does a meeting cost?

Work out cost per meeting, not cost per email. The reply rates here are invented to show the method. Use your own.

  • Contacts reached in a month: 500, each emailed once with one follow-up.
  • Costs: tools of about EUR 100 a month, plus 10 hours of list review and message editing at EUR 20 an hour, which is EUR 200. Total EUR 300.
  • At an assumed 2% reply rate, that is 10 replies. If 4 in 10 are positive, that is 4 meetings, so each costs EUR 75.
  • At an assumed 1% reply rate, there are 5 replies and 2 meetings, so each costs EUR 150.

The tool cost barely moves the answer. Audience fit and message quality halve or double it. That is why the best use of AI here is better research on fewer, better-chosen prospects, not more volume.

What about real estate?

Use AI to answer and qualify enquiries fast, and keep a person for the call. Property enquiries often arrive from portals, social adverts and your own site, at all hours. An automated reply can acknowledge the enquiry, ask about budget, timing, financing and area, offer viewing slots and pass a summary to the agent. The agent should then phone the serious ones.

Do not use tools that harvest owner details or listing data from portals without reading the portal's terms first. We could not check every portal's rules, and they differ. Our guide on how to automate lead follow-up covers the reply flow in detail.

Which tools and what do they cost?

A CRM comes first. Everything else plugs into it. As checked on each vendor's own pricing page in November 2026:

  • HubSpot lists a free CRM for up to two users.
  • Pipedrive lists Lite at EUR 14 per seat per month billed annually, and puts automations and nurturing sequences on Growth at EUR 39.
  • Apollo lists Free, Basic and Professional plans, with credits that are pooled across a team and do not roll over. Its page does not show prices in the text we could read, so check the current figures yourself.

We have compared published features and pricing only and have not tried these products. Check the data sources and consent handling of any list-building tool before you rely on it.

What should you check before any outbound campaign?

Run this checklist before you send a single message to someone who has not contacted you:

  1. Where did the contact come from? If you cannot say, do not use it.
  2. What is the channel? Email, SMS, WhatsApp and LinkedIn each have different rules, as above.
  3. Is the recipient a person or a company? The consent position can differ, so ask your adviser which applies to your list.
  4. Does every message say who you are and how to opt out?
  5. Will an opt-out reach every system? A removal in one tool that leaves the contact live in another is how complaints start.
  6. Has a person read the message? AI drafts are fluent and can be wrong about the recipient's company.
  7. Would you be comfortable explaining the list to the recipient? If not, shrink it.

A short, defensible list that you can explain beats a long one you cannot.

How should you start?

Start with the enquiries you already get, not with cold lists. Make sure every enquiry reaches one place and gets a fast reply, using lead follow-up automation. Then add a chat on your site, as in how to add an AI chatbot to your website. Only after those two work should you try outbound, and then on a small, well-chosen list of a few dozen prospects you could defend contacting.

If you also want to connect your CRM to sequences, read marketing automation with your CRM. Frequently asked questions

How do I use AI for lead generation?

Use it for list building, company research, qualifying enquiries and drafting first messages, then have a person review and send. Pair it with channels that bring people to you, such as search, referrals and a website that answers questions.

How does AI lead generation work?

Software collects contact and company data, enriches it, scores each lead against criteria you set and drafts outreach. It saves research time. It cannot tell whether someone wants what you sell, so a poor audience still gives poor results.

How can I use AI for real estate lead generation?

Use it to qualify portal and website enquiries quickly, asking budget, timing and financing questions by message, and to book viewings. Keep the agent making the call. Check each portal's terms before using any tool that collects listing or owner data.

Can I use AI to do SEO?

Yes, for research, outlines and first drafts, with a person editing and fact-checking everything. AI-written pages that add nothing new rarely earn visibility. Our SEO and AI search guides show where human expertise still decides the result.

Is it allowed to automate LinkedIn outreach?

LinkedIn's help page says it does not allow third-party tools that scrape data or automate activity, including bots and browser extensions, and that members using them risk restriction or closure of their accounts. Do outreach by hand or through LinkedIn's own tools.
